A desktop approach to land referencing that uses only publicly available records and does not involve any direct contact with any interested parties. Often employed as an initial, scoping stage of a land referencing exercise so as not to unnecessarily concern potentially affected landowners or others. In itself would not constitute diligent or reasonable inquiry
